Park Rules

Our on-site management have established the following guidelines to ensure your safety and help to make your stay and those of others as enjoyable as possible. Please respect your neighbors and help us keep the park as peaceful as possible.

Check In/Check Out

  • Check in is 1:00pm 
  • Check out is Noon
  • After hours check-in please come to the office before 11:00am the following day

Utilities – Water, Electric, Internet, Sewer

  • Our water pressure is high — well over 60 psi – often 80 psi or more! You are responsible for your RV
    water pipes. Pressure reducers to 40-50 psi are available for purchase in the office.
  • All sites offer 30A and 50A connections.
  • Very fast WIFI internet is available to all guests without charge. Even faster private, wired internet is a
    premium service available to all RV sites for an additional fee.
  • State Law requires proper use of sewer connections. Please use organic tank treatments only, like Happy
    Campers, available online or for purchase in the office. Please use septic system friendly toilet paper.

RV Age

  • For monthly stays, all RVs must be 10 years or newer and in good condition. Any exceptions must be
    approved. We celebrate well-maintained older and classic RVs.

Speed Limit—10 MPH

  • Once off the Entrance Boulevard, the Speed Limit is 10 mph. Kindly observe the speed limit in order to
    ensure the safety of all our guests.

Quiet Hours 9PM—8AM

  • Quiet hours are 9:00pm to 8:00am in the Winter (November 1st—Feb 28th) and 10:00pm to 8:00am (March 1st—October 31st).

Visitors—Office Registration

  • All visitors must register at the office. A visitor that stays more than 3 nights is considered a guest.
  • Please park in the visitor parking lot just beside the dumpster.

Parking

  • You can park your cars on your parking pad, but they must not stick into the street at all. We do have an overflow parking lot with crushed granite to the East of the dumpster.

Children

  • Children must always be supervised. Two adults and one child will not incur additional fees.

Laundry

  • Laundry is open 24/7 for your convenience. You can obtain the entrance code at the office.

Restrooms & Showers

  • The restrooms and showers are available 24/7 for your convenience.

Park

  • The 40 open acres adjoining the RV sites are available for the enjoyment of our residents. A separate release
    form must be signed prior to use.

Pets

  • Please pick up all your pet’s poop, whether in your own yard or somewhere else in the park.
  • Two pet limit. Pets must be leashed at all times. Pets must be quiet anywhere near people. Our park is very peaceful — respect your neighbors!
  • Pets must be non-aggressive.
  • Pets may not be left unattended outside.
  • Pets are allowed in the open acreage as detailed in the separate release form that must be signed prior to use.

Other Rules

  • No AC window units. We do allow portable AC units which only vent out the window. Please ask for clarification.
  • No outdoor fridges/freezers.
  • Only one RV is allowed per site.
  • Please place all trash in plastic bags and place it in the dumpster, which is beside the overflow parking area.
  • No open fires.  Fire pits must have a grated cover on top.
  • No grills placed on tables.
  • No fireworks.
  • When burn bans are in effect, guests must comply with local ordinances. Go to https://www.co.bastrop.tx.us/  and look on the left-hand side of the page. Call 512-332-7201 for further information.
  • No discharge of firearms or weapons of any kind.
  • Our site is meant to be natural and beautiful. Do not leave items like bicycles or chairs outside after dark.
  • No motorized vehicles in the natural area and walking/hiking/biking trails.
  • No smoking in any building on the premises.
  • Advance permission required for any repairs other than changing a flat tire, or jumping a battery.
  • An offsite self-serve 24/7 washing site is available about 10 minutes away. No washing of vehicles on-site.
    Washing of RVs is allowed on the second Saturday of each month.
  • Please keep your site clean. Parties, cookouts, and gatherings must be done quietly. Always observe quiet time and all other rules.
    The location of these activities should be done on the office decking, your RV site, or an open area,
    never on a road. All alcohol use shall be done responsibly. Litter must be cleaned up immediately.
  • Hope Hill has very fast internet, easily allowing you to work from home, host Zoom meetings, etc. If your
    work requires you to meet occasional visitors on site, please see us about additional requirements.
  • You may receive mail at: 2581 FM 1704 Elgin, TX 78621, followed by your lot number. Mail must be picked up from the office.
  • Illegal activity or suspected illegal activity will be reported to the proper law enforcement agency.

Monthly Guest Fees

  • Monthly guest fees are due on the 1st of the month. Two days grace are given. Late fees of $10 per day are assessed beginning on the 4th of the month. A returned check fee of $35.00 will be assessed.

Hope Hill RV and Tiny Home Park is a service-oriented business and therefore we do not have a tenant/landlord relationship with any daily, weekly and/or monthly guests. The legal entities associated with Hope Hill RV and Tiny Home Park: Live Different LLC, FOP Construction, Inc., and BOANDMODELL LLC, and/or the management personnel of any of the above entities assume no responsibility for injury, accidents, thefts, or losses from any cause including loss of personal property and from accidents of any nature.

Violation of any of these rules may result in immediate dismissal from the park without granting refund. Once a guest leaves the park, even if dismissed, we have the right to have any vehicle, RV, or trailer removed, and the guest shall be responsible for any and all storage costs associated with such removal.

We reserve the right to modify these rules as needed.
